What is the minimum length of stay?
The minimum stay depends on the season:
- Early/Late Season: 3 nights
- Midsummer (July/August): 5 nights
- Winter: 7 nights
During winter break, check-in and check-out are only possible on Saturdays.
What forms of payment are accepted?
We accept: bank transfer, cash, EC card (ATM card), Visa, and Mastercard. The deposit (30%) can also be conveniently paid via Paylink upon request—we’d be happy to send you the link.
How much is the down payment, and when is it due?
30% of the total price is due upon booking confirmation. The booking is considered binding once you have confirmed it by email or phone and the deposit has been received. You will receive a confirmation email with all the details.

Where is das Landhaus Apartments Prägant located?
Right in the center of Bad Kleinkirchheim, Carinthia — Kirchheimer Weg 8, A-9546 Bad Kleinkirchheim. Just 300 m from the Thermal Römerbad and the Kaiserburgbahn (ski area). Supermarkets, restaurants, and all the amenities you need for daily life are within walking distance.
When are check-in and check-out?
Check-in begins at 3:00 p.m. If you plan to arrive after 6:00 p.m., please let us know in advance via WhatsApp—we’ll be available in person to hand you the key right away. Check-out is by 9:00 a.m. at the latest. Early check-in or late check-out are available upon request and subject to availability.
Are there parking spaces at the building?
Yes, free private parking spaces are available right in front of the building—one space per apartment. There is also an electric vehicle charging station (wallbox) available; billing is based on usage via an app. Please let us know when you book if you’ll need the EV charging station.
How do I get to the house without a car?
Take the train to Spittal an der Drau (about 20 min.) or Villach (about 30 min.); from there, a Postbus runs to Bad Kleinkirchheim. Upon request, we can arrange transfers from the train station. For air travelers, we recommend Klagenfurt Airport (KLU, approx. 55 km / 1 hour) or Ljubljana Airport (LJU, approx. 1.5 hours).

What is included in each stay?
Always included: bed linens and towels, cleaning supplies and toilet paper, Wi-Fi (80 Mbit/s), free parking, use of our wellness facilities (Finnish sauna, herbal sauna, steam room, infrared sauna), and a lockable ski and bike storage room with a boot dryer.
During the summer (April 4–November 1), you’ll also receive the Kärnten Card , which includes free admission to 130 attractions and a free green fee at the Golf Arena Bad Kleinkirchheim.
How much does the final cleaning cost?
The final cleaning fee is charged separately and is not included in the rental price:
- 60 € for Studio No. 17
- 65 € for Apartments No. 11, 15, and 18
- 90 € for Apartments Nos. 12, 16, and 19
If an additional interim cleaning is requested, it will be billed at the applicable cleaning rate.
What amenities do the apartments have?
All apartments feature a fully equipped kitchen (stove, refrigerator, dishwasher, Nespresso machine), a modern bathroom with a toilet, a Smart TV with cable TV, and hypoallergenic bedding. There is a shared laundry room with a washing machine in the building. Each apartment also has its own clothesline for drying laundry.
Are there any children's amenities in the apartment?
Yes—a crib can be added for 15 € per stay, and a high chair is free of charge. Please let us know when you book so we can have everything ready in time.
Is smoking allowed in the apartments?
Smoking is not permitted in the apartments. Ashtrays are available on the terraces and balconies—please close the windows and balcony doors when smoking. Thank you for your understanding.
Who are these apartments suitable for?
For everyone! We have smaller apartments for 2–3 people (ideal for couples) as well as larger family apartments for up to 5 people. Our apartments are perfect for family vacations, couples, and even workation guests —with a peaceful atmosphere, fast Wi-Fi, and a fully equipped kitchen included. All apartments include free access to the on-site wellness center.
Are the apartments barrier-free?
Unfortunately, no—the building's design does not allow for full accessibility. If you have special needs, please contact us directly so we can work together to see what options are available.
Is there a washing machine?
Yes—there is a shared laundry room with a washing machine in the building. Each apartment also has its own clothesline for drying laundry.

Cancellation & Payment Terms
What are the cancellation policies?
- Up to 30 days before arrival: free cancellation
- 29 days or more before arrival: 100% of the room rate
- No-show without cancellation: 100% of the room rate
The room rate refers to the cost of the stay only—final cleaning and local taxes are not charged in the event of a cancellation.
What is the local tax (visitor's tax)?
The local tax is a statutory fee imposed by the municipality Bad Kleinkirchheim is charged in addition to the rental price. It applies to adults aged 17 and older, per person per night.
- Current rate (through October 31, 2026): €2.70 per person per night
- Effective November 1, 2026: €4.50 per person per night (year-round)
Children 16 and under do not pay the local tax.

What happens if I don't show up?
If you fail to arrive without prior cancellation, 100% of the room rate will be charged. Cancellation insurance provides reliable protection in such situations.

The reservation is considered binding once you confirm your booking with us via email or by phone and we have received the deposit of 30% of the total price. You will receive a confirmation email with all the details.

What is the Kärnten Card—and what is actually free with it?
The Carinthia Card is included free of charge for all guests from April 4 through November 1. It offers free admission to 130 attractions in Carinthia: mountain railways (Brunnachbahn, Kaiserburgbahn), swimming lakes (Lake Millstatt, Lake Weissensee, Lake Ossiach), museums, castles, and boat tours.
Important: Admission to the Thermal Römerbad and the Therme St. Kathrein is not free with the Kärnten Card. However, with the mountain railway day pass, you receive a 15% discount at the Thermal Römerbad. The Kärnten Card is not valid during the winter (November–March).
How does the free green fee work at the golf course?
All guests of the Landhaus Prägant can play for free at the Golf Arena Bad Kleinkirchheim during the golf season (approx. May–October) Bad Kleinkirchheim an 18-hole, par-72 course at 1,100 m above sea level. No proof of handicap is required. Please inquire about tee times directly with the golf club and mention that you are a guest of the Landhaus Prägant—the green fee will be waived automatically.
The green fee is covered through our HPP operating partnership— not through the Kärnten Card.
What makes the Bad Kleinkirchheim ski resort so special?
Bad Kleinkirchheim Austria’s only ski resort where the ski pass can be used daily either for the lifts or for admission to the Thermal Römerbad. Skiing and the thermal baths are thus included in the price of the ski pass.
The ski resort: 103 km of slopes (84 km red, 11 km blue, 8 km black), 24 lifts at an elevation of 1,100–2,055 m above sea level. The Kaiserburgbahn is 300 m from Landhaus Prägant—a 5-minute walk.

What can I do in the winter?
Skiing right from the door (Kaiserburgbahn 300 m, 103 km of slopes, 35 runs), Thermal Römerbad (300 m, perfect after a day of skiing), cross-country skiing on the groomed Römerloipe trail (Wed, Fri, and Sat also floodlit until 8:00 p.m.), snowshoeing in the Nockberge Mountains, winter hiking (60 km of cleared trails). What can I do in the winter if I don't ski?
Plenty! The Thermal Römerbad is 300 m away. Plus: cross-country skiing on the Römerloipe (also floodlit on Wednesdays, Fridays, and Saturdays), snowshoeing in the Nockberge Mountains, winter hiking on 60 km of cleared trails, horse-drawn carriages—and NockBeats, the mountain hut DJ events that take place from December through April with free admission.
What is the difference between the two thermal baths in Bad Kleinkirchheim?
Bad Kleinkirchheim two thermal spas, each with a different focus:
- Römerbad Thermal Baths (300 m / approx. 5-minute walk): 13 Roman-style saunas on 3 levels, outdoor pool with mountain views, water temperature 31–34 °C. Ideal for wellness and relaxation. Special feature: Each day, your ski pass can be redeemed for either lift access OR admission to the Roman Baths. With the mountain railway day pass: 15% discount.
- Therme St. Kathrein (about a 20-minute walk, free shuttle bus): A family-friendly spa with an 86-meter-long slide (the longest of any spa in Carinthia), a large outdoor pool, and thermal springs (36 °C). Children under 6 years old enter for free.
What is the Nockberge Biosphere Reserve?
The Nockberge Biosphere Reserve has been recognized by UNESCO since 2012 —485 km² of rolling alpine pastureland at elevations ranging from 588 to 2,440 m above sea level. The region’s trademark features are its characteristic rounded “Nocken” peaks and extensive alpine pastures.
A geological phenomenon: The thermal water in Bad Kleinkirchheim from rainwater that seeps through limestone and dolomite, warms up as it descends into the earth, and re-emerges as a natural thermal spring at 36 °C—a direct connection between the Nockberge Mountains and the thermal baths in the valley.
When does the cattle drive Bad Kleinkirchheim in Bad Kleinkirchheim ?
The cattle drive traditionally takes place on the second Saturday in September. Farmers drive their herds—with cows festively decorated with flowers and bells—from the summer pastures high in the Alps down into the valley, accompanied by music and regional festivities. Unfortunately, no—out of consideration for guests with allergies and other guests, pets are not allowed at Landhaus Prägant. We appreciate your understanding.
